Rising Damp, Penetrating Damp or Condensation?

Three different problems that look similar, need completely different fixes, and cost very different amounts. Here is how to work out which one you actually have.

Damp is a diagnosis problem before it is a repair problem. Getting the diagnosis wrong is what makes it expensive.

Damp is the most misdiagnosed problem in South African homes, and the misdiagnosis is expensive in a specific way: people spend money treating the wrong thing, the problem returns, and by the time it is correctly identified there is more damage than there was at the start.

The confusion is understandable. Three quite different problems produce marks on walls that a non-specialist reads as "damp". They have different causes, different treatments, and costs that differ by an order of magnitude. Telling them apart is genuinely the most valuable thing you can do before you spend anything.

Why this matters before you paint

Paint is a film, not a cure. Applied over an active damp problem it will blister, peel or grow mould within months, and you will have paid twice — once for the paint and once for the eventual repair.

There is a technical reason as well as a practical one. Dulux Trade specifies that its standard topcoats are suited only to walls with a moisture content of 12% or below, with its moisture-tolerant plaster primer rated up to 30%.[1] A wall with active rising damp is nowhere near either figure. Coating it is not a compromise; it is outside specification, and the coating will fail accordingly.

Rising damp

What it looks like: a horizontal tide mark low on the wall, typically no more than about a metre from floor level. Blistering or peeling paint below the line, sometimes with white salt deposits. Skirtings may be soft or perished. It does not change much with the weather.

What causes it: groundwater wicking upward through porous masonry because there is no effective damp-proof course, or because the DPC has been bridged. Bridging is the common one in South African homes — raised paving laid up against the wall, a flowerbed built up over the DPC line, or plaster carried down past it, all give moisture a path around the barrier.

How it is fixed: re-establishing a damp-proof barrier, usually by injecting a chemical damp-proof cream or mortar into the wall, then removing and replacing the contaminated plaster with a salt-resistant render. The contaminated plaster has to go — it is full of hygroscopic salts that will keep drawing moisture from the air even after the source is cut off.

Check outside first. A surprising number of Gauteng "rising damp" cases turn out to be paving, a driveway or a garden bed built up above the damp-proof course. Lowering the ground level against the wall can solve the problem entirely for the cost of an afternoon's labour. Always rule this out before paying for injection work.

Penetrating damp

What it looks like: a defined patch anywhere on the wall — often high up, mid-wall, around a window, or on a ceiling — rather than a line along the bottom. It gets noticeably worse during and after rain, and may dry back between storms.

What causes it: water getting in through a specific defect. In Gauteng the usual suspects are a failed parapet or roof junction, cracked exterior render, blocked or overflowing gutters, perished sealant around window frames, failed flashing, and failed waterproofing on a flat roof.

Our climate is very good at finding these weaknesses. Johannesburg receives roughly 84% of its annual rainfall between October and March, arriving largely as intense afternoon and evening storms rather than as steady drizzle.[2] A defect that would leak slowly in a gentler climate gets tested hard here, several times a week, for five months of the year.

How it is fixed: find and repair the defect, then let the wall dry fully before making good and repainting. This is where waterproofing work belongs — sealing the entry point, not coating the inside of the wall. Condensation

What it looks like: black spotted mould, typically in corners, behind furniture pushed against external walls, on ceilings, and around window reveals. Worst in bathrooms, kitchens and bedrooms. Windows run with water in the mornings. It is markedly worse in winter.

What causes it: warm, moist indoor air meeting a cold surface and condensing. Crucially, this is not water coming in from outside — it is water that was already in the room, produced by cooking, showering, washing, drying laundry indoors and simply breathing.

Gauteng winters make this common in a way people do not expect from a dry climate. Mean minimum temperatures in Johannesburg sit around 4°C in June and July.[3] Houses get closed up against the cold, ventilation drops to almost nothing, and the moisture has nowhere to go. It finds the coldest surface in the room and condenses there — which is why it shows up in corners and on external walls first.

How it is fixed: ventilation and heating, not waterproofing. Specifically:

  • Extractor fans in bathrooms and kitchens that vent outside, not into the roof space
  • Opening windows during the warmer part of the day, even in winter
  • Moving furniture a few centimetres off external walls so air can circulate
  • Drying laundry outdoors or in a ventilated space rather than in a closed bedroom
  • Lids on pots while cooking
  • Once the growth is killed and cleaned off, a mould-resistant paint in the affected rooms

Mould-resistant paint is not a treatment. It resists colonisation on a clean surface. Applied over live mould it will be colonised from underneath. Kill and remove the growth first, fix the ventilation, then repaint.

What about the white powder?

That is efflorescence — salts carried to the surface by moisture moving through the masonry and left behind as the water evaporates. It shows more obviously on dark colours and often appears as a fluffy white bloom.

It is a symptom, not a cause. It tells you moisture is moving through the wall, which is useful diagnostic information, but brushing it off and repainting does nothing while the water is still moving. The salts will return, and as they crystallise behind a coating they lift it off the wall.

How to test it yourself

Before you call anyone, these three checks narrow it down considerably.

The foil test

Tape a piece of aluminium foil tightly over the damp patch, sealed on all four edges, and leave it for two or three days. If moisture appears on the room side of the foil, you have condensation. If it appears on the wall side, moisture is coming through the wall — rising or penetrating damp.

The weather diary

Note whether the patch worsens after rain. Penetrating damp tracks the weather closely. Rising damp is largely indifferent to it. Condensation tracks cold nights and indoor activity instead.

The walk-around

Go outside and look at what is directly behind the damp patch. Overflowing gutter? Cracked render? Paving built up against the wall? A downpipe discharging next to the foundation? A surprising proportion of damp problems are visible from the garden if you know to look.

The spread is enormous because the diagnosis drives the cost. Clearing a blocked gutter might solve a penetrating damp problem for almost nothing. Improving ventilation might solve a condensation problem for the price of an extractor fan. A full rising damp treatment with replastering runs into tens of thousands. That is exactly why the diagnosis has to come first — and why any contractor who quotes a damp-proofing treatment without investigating the cause should be treated with caution.

If your home is a newer build, it is worth knowing that the NHBRC was established under the Housing Consumers Protection Measures Act, 1998, with a mandate that includes promoting ethical and technical standards in home building and providing warranty protection against defects in new homes.[4] If damp appears in a home still within its warranty period, that is a route worth exploring before paying for remedial work yourself.

Mistakes that make damp worse

Sealing the wall from the inside

Applying a waterproof coating to the inside face of a wall with rising damp does not stop the water — it just moves the problem higher up the wall, where the moisture finds its next escape route. It is one of the most common and most counterproductive DIY responses.

Treating condensation as a waterproofing problem

Sealing the outside of the building does nothing about moisture generated inside it, and by reducing what little air movement there was, it can make condensation worse.

Replastering before fixing the source

New plaster on a wall that is still wet will be contaminated within months. The sequence is always: stop the water, let it dry, then make good.

Painting over it to sell or let

It reappears, usually within a season, and it is a straightforward misrepresentation to a buyer or tenant.

Assuming all damp is rising damp

Rising damp is the most talked about and, in our experience, not the most common. Penetrating damp and condensation together account for a large share of what we are called to look at.

It can genuinely help with condensation, because that is a problem of too much moisture in indoor air. It will do nothing for rising or penetrating damp, where water is entering through the structure — it will simply run continuously while the source keeps supplying moisture.

Conclusion

If you take one thing from this guide, make it the diagnostic sequence: look at where the mark is, note when it gets worse, and go outside and look at what is behind it. Those three observations separate the three problems most of the time, and they cost nothing.

Only then does it make sense to get quotes — and the quote worth having is the one from someone who investigated the cause rather than the one who arrived with a treatment already in mind. Once the source is fixed and the wall has dried, the painting is the easy part.
