On a roof, everything depends on what happens before the colour goes on — cleaning, rust treatment and the right primer.

A roof is the most exposed surface on your property and the most expensive one to get wrong. It takes the full force of Highveld ultraviolet radiation, the summer storm season, and in a bad year, hail. It is also the surface homeowners can see least of, which means problems tend to be discovered late and quotes tend to be accepted on trust.

This guide sets out what roof coating costs in Gauteng by roof type, what the preparation should include, and how to tell a thorough quote from one that has quietly left out the part that matters.

About very cheap roof quotes. If a quote comes in well below these ranges, the saving is almost always the cleaning and the primer. Roof coating applied over dust, moss or loose oxidised paint will lift within a season or two, and the second attempt costs more than doing it once, because the failed coating then has to come off first.

What a proper roof job involves

A roof coating is only as durable as what is underneath it. The sequence that works:

  1. Inspection first. Cracked tiles, lifted sheets, failed ridge pointing and rusted fixings need attention before anything is painted.
  2. High-pressure clean to remove moss, lichen, chalked coating and accumulated Highveld dust.
  3. Repairs. Replace broken tiles, repoint ridges, treat rust back to sound metal, replace perished washers.
  4. Primer matched to the substrate. Bare concrete tile takes a penetrating sealer; bare or previously rusted metal takes an anti-corrosive primer.
  5. Two finish coats of a UV-stable roof coating.
  6. Walk the roof with the owner at the end, sort touch-ups on site, and only then sign off.

Manufacturers publish the conditions this work needs. Plascon's TradePro Roof & More data sheet specifies a surface temperature range and relative humidity of 10–85%, with application at least 3°C above dew point, and states that the product should not be applied in conditions of frost, dew, rain or fog.[1] A roof that is still damp with morning dew is not ready to coat, however sunny the forecast.

Metal roofs: rust decides everything

On the IBR and corrugated roofs common across the East Rand and West Rand, rust determines whether a coating lasts eight years or eighteen months.

Surface rust must be wire-brushed or mechanically cleaned back to sound metal and treated with an anti-corrosive primer before any finish coat. Painting over active rust does not stop it — it seals moisture against the steel and the corrosion continues underneath, lifting the coating from below. When you eventually see rust bleeding through a two-year-old roof coating, this is almost always what happened.

Two things worth checking at the same time, because the team is already up there:

  • Roof screws and washers. Perished rubber washers are one of the most common causes of leaks on metal roofs and are inexpensive to replace during a coating job.
  • Sheet overlaps and flashings. Lifted overlaps and failed flashing at wall junctions let water in regardless of how good the coating is.

Concrete tile roofs

Concrete tiles are porous. An old, unsealed tile roof absorbs the first coat almost completely, which is why coverage estimates on tile vary so much and why one-coat quotes on tile are not credible. Expect a penetrating sealer plus two finish coats as the normal specification.

Watch for moss and lichen on shaded, south-facing roof planes — common on properties with mature trees in Bedfordview, Edenvale and the older Johannesburg suburbs. That growth holds moisture against the tile and must be killed and physically removed, not simply painted over.

Also check the ridge bedding. On older tile roofs the mortar under the ridge tiles cracks and crumbles, and repointing is far cheaper as part of a coating job than as a separate call-out later.

Coating versus repair: which do you actually need?

This is the question worth settling before you take quotes, because the two jobs are priced completely differently.

The important row is the third one. Coating a leaking roof does not stop the leak. A roof coating is a decorative and protective film, not a waterproofing membrane. When to do it — and the October deadline

The window that matters on the Highveld is August to October, and the reasoning is simple: roof and waterproofing work should be finished before the first serious thunderstorms.

Johannesburg receives roughly 84% of its annual rainfall between October and March, and hail on the Highveld is most frequent from mid-November through February.[3][4] A roof that is coated in September has cured properly and is ready. A roof that someone starts in late November is being coated between storms.

Within the dry season, avoid coating when overnight temperatures are dropping close to freezing, and avoid the middle of a very hot summer day, when a dark roof surface can be far hotter than the air temperature and the coating skins over before it bonds. Five expensive mistakes

1. Coating over active rust

The corrosion continues underneath and lifts the new coating from below. Treat back to sound metal first.

2. Skipping the pressure clean

It is the cheapest line on the quote and the one that determines adhesion. A roof is dustier than it looks.

3. Using wall paint on a roof

Roof coatings are formulated for horizontal-ish surfaces that pond water, take direct UV all day and expand and contract more than walls do. Exterior wall paint is not a substitute.

4. Coating a roof that is leaking

You will pay for a coating and still have the leak, and the coating will fail early around the wet area.

5. Leaving it until you can see the problem from the ground

By the time colour loss is obvious at street level, the coating has usually been failing for a while and there may be substrate damage underneath.
